Photos

With most of our listing plans we will display the maximum amount of photos allowed in the MLS. Different MLS around Ohio allow anywhere from 25 to 50 photos.

Listing Term

Our listing time frames range from 6 months to a max of until sold. Technically we can only list a property for a 1 year period. If you need longer than a year we can extend the listing for another year. However if your home is priced properly it should sell within 90 days. You are not locked into your listing contract. You can cancel your listing at any time.

Support

We are readily available by phone, email and text to answer questions and make changes if needed. We are proud of our quick response and quality support.

Local Realtor MLS

Many flat fee services do not list your property in your local MLS. We are not one of these 3^rd party referral sites.

Scott Marvin is the Owner and Broker of Team Results Realty. Terry Carter is also Owner and a Licensed Real Estate Agent. Both Scott and Terry are Ohio broker/agents. We are members of local MLS boards all over the State of Ohio. Your listing will be placed in your local MLS for the best exposure. Sometime 2 MLS will overlap an area. When this happens your listing could appear in 2 MLS at the same time. Your listing will also show up on all local MLS Realtor listing sites. This is important to get you the best local exposure. Remember we are Local Agents!!

Within 24 hours your listing will show up on all real estate websites across the web. This is the power of the MLS because it syndicates out the listings. The exposure will be massive and buyers will see it right away.

Studies have indicated that nearly 75% of home buyers find their homes through agents using the MLS therefore Sellers who do not utilize the MLS system are missing out on approximately 3/4 of the market.

Sometimes changes need to be made to the listing. There is no limit on the number of changes you can make.

Any buyer leads we get will be delivered to your email. If a buyer buys without a buyer agent you do not need to pay a buyer agent commission. The good news is we still help you all along the way.

We have found that some sellers do not want to deal directly with the buyer. If this is the case for you we can work with the buyer on your behalf for a fee.

Once your listing is complete you will be given instructions to download a flyer for your property

Disclosures

You will be provided with all contracts and disclosures necessary to sell your home. All forms will keep you in compliance with State Laws and Regulations.

Yard Sign

We will ship to you a custom yard sign designed to catch a buyer’s eye. You are also permitted to put your phone number on the sign to increase your chances of finding your own buyer and save on buyer agent fees.

We use 2 different showing services depending on what MLS you are listed in. Showing Time and Centralized Showing Service are both designed to schedule your showings so you don’t miss any buyers and they also deliver agent feedback to your email when it’s provided.

Market Analysis – CMA

We provide you with a CMA that will help you with the following:

Determine a listing price for your property
Gets rid of any guess work as to what values are in your area
Pick and accurate List price which is the most important part of selling

Review and Discuss Sales Contract

We are a full service flat fee listing. We process contracts just like any other real estate agent

Review contract to ensure compliance with Ohio and National Law
Clarify the terms and answer basic questions
Includes negotiations and drafting of specific language terms for contracts or counters

Figure Closing Costs

We provide an estimate of what your costs will be when selling your home. This is very helpful so you will know what your proceeds will be.

Unlimited Open House

You can schedule and host as many open houses as you like, however we do not host the open house. With the amount of listings we handle across the state we cannot possible hold open houses. Many people prefer to hold open houses on their own. This is another chance to sell to a buyer without a buyer agent and save commissions.

We schedule the open house through the MLS and it will get distributed to all the different online sites.

We are available to review and discuss the closing documents. We are working with your from Listing to Closing.

Negotiate and Process Offer

We are EXPERT NEGOTIATORS. We have negotiated over a thousand real estate transactions. This is a learned art form. We promise you are in Great Hands with our superior negotiating skills as we negotiate in your best interest and for your best terms.

This is a fantastic service we offer through Dotloop. It makes the transaction go so much smoother and easier. All docs are easy to view and you can sign from just about any device.

Our Showcase MLS plan is for those who want access to the MLS and are comfortable with the entire selling process.

This is a Limited Service Listing and gets you into the same MLS, datafeeds to Realtor.com, Zillow, Trulia & tons of other sites.

LIMITED SERVICE MEANS YOU DO OUR WORK OR THE WORK TYPICALLY DONE BY THE LISTING AGENT. We do not assist you with the selling process. With the Showcase Plan you will receive all the documents required to sell your home. We will also provide you with additional marketing materials and any buyers leads that come our way. You will negotiate your own contract. You will handle all showings and inspections. You will arrange your own closing and seek any legal advice through a lawyer.

This is for those who want basic marketing and need very little customer support during the process. You can upgrade at anytime during the process by paying the difference in listing packages plus a $49 upgrade charge.

Plan Details

This is the same service as our Showcase plan but with the showing service included.

Showing Time showing service is integrated into the MLS to make it easy for agents to set up showings for their clients. Showing Time will schedule and manage all of your showings and will follow up with the agents and deliver feedback to your email. It is fully customizable to block out times and setup how your showings take place. You can confirm each showing or automatically confirm all showings.

Our Showcase MLS plan is for those who want access to the MLS and are comfortable with the entire selling process.

This is a Limited Service Listing and gets you into the same MLS, datafeeds to Realtor.com, Zillow, Trulia & tons of other sites.

Plan Details

This is a Full Service/Consultant Listing

There are no additional fees at closing and this is a great plan for a seller who is good at negotiating their own contract. We help you along the way and become your personal real estate consultant and help you weave through the complicated process of selling your home. We do not get involved with negotiations.

During the marketing phase:

Before you list, we do a market analysis (CMA) and discuss a marketing strategy based on your motivation for selling, if you so desire.
Discuss anytime during the marketing phase, your showing feedback and evaluate.

When you get a contract:

We go over the contract page by page, discuss and explain all options in detail.
Offer advice/opinions and what we would do if it were our home.
Figure closing cost to see what you would “walk away with” or net proceeds.
Handle negotiations with buyer’s agent.

During option period and repairs:

This is right after the contract is signed and the buyer does inspection.
Discuss options and get back with buyer’s agent what you are willing to do with regards to repairs.

During closing with the title company:

Review the closing statement to make sure everything is accurateBasically, we do everything a “Traditional Realtor” does for you without the huge commissions.

Plan Details

This is a second option Full Service Plan. This plan has a smaller upfront fee to cover our costs with a 1% fee at closing minus the $299 already paid.
