Understanding For Sale By Owner MLS Listings
Sometimes there is confusion with how a for sale by owner MLS Ohio works. The short answer is when a property is listed in the MLS it is not a true for sale by owner but it can be like a for sale by owner listing. We have a workaround.
The first things you need to understand is the MLS (aka Multiple Listing Service) is owned by the local Board of Realtors. Since the MLS is owned by the realtors a non-realtor cannot login and list their property. The only people who can list a property in the MLS are licensed real estate brokers and agents.
The MLS was not designed for public use or for sale by owner. It was a system designed to be used only by Realtors. However, with the growth of the internet the MLS decided to syndicate out the listings for public view on sites like Zillow, Homes.com etc. So if you want to be a “for sale by owner” and also use the MLS you need the help of a real estate agent or real estate broker. This is where we come in and offer a solution and can create a For Sale by Owner MLS Listing.
For Sale By Owner MLS Listing Explained
We are licensed real estate brokers in Ohio. With our for sale by owner MLS listing service we can offer what’s called and MLS Entry Only listing. This means we can put your property in the MLS listed by our brokerage but we direct all calls to you and you handle your own sale just like a For Sale by Owner listing however the property is actually listed through our real estate brokerage. The MLS rules require us to note that the listing is with our Brokerage but beyond that it works just like a For Sale by Owner.
Ohio Rules Regarding For Sale by Owner MLS Listing
There is a form you will sign called a “waiver of duties” which releases us from acting as your real estate agent. Essentially you do a for sale by owner listed in the MLS through our brokerage. Keep in mind since you are listed in the MLS you must still follow all MLS rules and we must keep your listing updated with change of status from active to under contract to sold. This workaround gives you the huge MLS exposure and online exposure to reach masses of buyers without having to pay a large commission to a realtor.
