The number one question we get from our clients is “Do I need to pay a buyer agent fee?”

The short answer is no but here is what you need to know:

Buyer agent fees are not listed in the MLS or any other site
Buyer agents have no idea if you are offering a fee or not
Buyer agent fees are not required
Buyer agent fees are negotiated in the purchase contract

Buyer agents normally try to negotiate a 3% commission in the purchase contract. When a seller attempts to negotiate a lower buyer agent fee it could cause the buyers agent to try and pull their buyer out of negotiations and switch them to a different property. We normally experience sellers paying between 2% and 3% for the buyer’s realtor. We have seen a few below 2% but not many.

The more you work to pay less to a buyer agent the less the buyer’s realtor will work to sell your property.

We have found that some sellers do not want to deal directly with the buyer. If this is the case, we can work with the buyer on your behalf for a fee charged to the buyer.

You will be provided with all contracts and disclosures necessary to sell your home. All forms will keep you in compliance with State Laws and Regulations. If there is any document you need for your sale, we have it and will make sure you get it. Nearly all of the required documents will be completed during your setup, but we have it if you need it.

Title, Closing and Escrow

You can choose your own title company, but we prefer to work with our title company, Atlas Title. If you choose to close with Atlas Title, we will arrange all title, closing, and escrow. If you use your own outside title company, you will handle your own closing.

The Listing Date

When Does The Property Get Listed?

We are listing properties nearly every day, so there’s no delay in getting your property on the MLS. During your setup, you’ll choose your preferred listing start date, and that’s when your property will go live. We also offer same-day service. The only days we do not list properties are Sundays and holidays.

You can Cancel at Anytime

Many brokerages will not allow you to cancel your listing and will hold it in withdrawn status until the expiration date, which prevents you from listing with another broker. Other online listing services may charge a penalty for canceling your listing.

At Team Results Realty, you can cancel at anytime with no penalties. We will promptly release your listing from the MLS, so you are free to work with a different Realtor whenever you choose or simply stop your listing.

Unlimited Open House

You can schedule and host as many open houses as you like; however, we do not host the open house for you. With the number of listings we manage across the state, it’s not possible for us to hold open houses. Many sellers actually prefer to host their own open houses, as it provides another opportunity to sell directly to a buyer without a buyer’s agent and save on commissions.

We will schedule your open house through the MLS, ensuring it is syndicated to all the major online sites for maximum exposure.

LIMITED SERVICE MEANS YOU DO OUR WORK OR THE WORK TYPICALLY DONE BY THE LISTING AGENT. We do not assist you with the selling process. With the Showcase Plan you will receive all the documents required to sell your home. We will also provide you with additional marketing materials and any buyers leads that come our way. You will negotiate your own contract. You will handle all showings and inspections. You will arrange your own closing and seek any legal advice through a lawyer.

This is for those who want basic marketing and need very little customer support during the process. You can upgrade at anytime during the process by paying the difference in listing packages plus a $49 upgrade charge.

This is the same service as our Showcase plan but with the showing service included.

Showing Time showing service is integrated into the MLS to make it easy for agents to set up showings for their clients. Showing Time will schedule and manage all of your showings and will follow up with the agents and deliver feedback to your email. It is fully customizable to block out times and setup how your showings take place. You can confirm each showing or automatically confirm all showings.

Our Showcase MLS plan is for those who want access to the MLS and are comfortable with the entire selling process.

The simplest way to describe this plan is we do the same things as a traditional once your property is listed on the MLS.

During the marketing phase:

Before you list, we do a market analysis (CMA) and discuss a marketing and pricing strategy based on your motivation for selling.
Discuss showing feedback and make any adjustments needed.

When you get a contract:

We go over the contract page by page, discuss and explain all options in detail.
Offer advice/opinions and what we would do if it were our home.
Figure the closing cost to see what you would “walk away with” or net proceeds.
Handle negotiations with the buyer’s agent.

Inspection period:

This is right after the contract is signed and the buyer completes their home inspection.
Work through inspection results and negotiate and/or address issues that arise from inspections.

During closing with the title company:

Review the closing statement to make sure everything is accurate. Basically, we do everything a “Traditional Realtor” does for you without the huge commissions.

Plan Details

This is a second option Full Service Plan. This plan has a smaller upfront fee to cover our costs with a 1% fee at closing minus the $299 already paid.
