Local Ohio Broker

We are a Local Broker and not a Third Party Referral Service

Beware of cheap listing fees advertised by third-party national websites. There are usually hidden fees after you sign up or added on at closing. It can be difficult to verify their credibility or ensure you are receiving reliable, local service. Many of these companies operate from out of state or even outside the United States.

You can be sure that when listing with us, you are working with a local licensed real estate broker. Scott Marvin and Terry Carter live in Ohio and have been working in the Ohio real estate market for over 25 years. They know the Ohio market and have experience with all types of real estate scenarios.

Pay ZERO Commissions at Closing Save a Full 6% Commission

At Team Results Realty, we want to save you as much money as possible. We created the Easy Offer portal, where buyers can submit offers directly to the seller without an agent. We are actively seeking unrepresented buyers by marketing directly through our website, for sale signs, and QR codes—all channeling buyers to your listing, where they can submit an offer. If you choose you can even have your name and phone number displayed on your listing where buyers can contact you directly. Because the buyer has no agent, you pay ZERO COMMISSIONS resulting in even more savings!

$0 due at closing - no hidden fees

Our fees are exactly what you see – $0 fees at closing and No Hidden Fees.

Max Photos

We do not Limit How Many Photos You Can Upload

It takes about the same amount of time to upload 1 photo as it does to upload 99 photos. We set no limits on how many photos you can upload, but the MLSs do have limits, usually at 50 or 100. We will upload the maximum number of photos allowed in each MLS.

Buyer Agent Fee

You Decide the Buyer Agent Fee

The number one question we get from our clients is “Do I need to pay a buyer agent fee?”

The short answer is no but here is what you need to know:

Buyer agent fees are not listed in the MLS or any other site
Buyer agents have no idea if you are offering a fee or not
Buyer agent fees are not required
Buyer agent fees are negotiated in the purchase contract

Buyer agents normally try to negotiate a 3% commission in the purchase contract. When a seller attempts to negotiate a lower buyer agent fee it could cause the buyers agent to try and pull their buyer out of negotiations and switch them to a different property. We normally experience sellers paying between 2% and 3% for the buyer’s realtor. We have seen a few below 2% but not many.

The more you work to pay less to a buyer agent the less the buyer’s realtor will work to sell your property.

Local Realtor MLS

We List Your Property in Your Local MLS

Because we are local agents, we are members of multiple MLSs throughout Ohio. Your property will be listed in your local MLS, ensuring it is visible to agents and buyers in your area. Many third-party sites are not members of the local Ohio MLS and instead list your property in a national MLS, which is not seen by local realtors. It is VERY IMPORTANT to be listed in your local Ohio MLS to reach all possible buyers.

Zillow Trulia Homes.com and more…

Within 24 hours your listing will show up on all real estate websites across the web. This is the power of the MLS because it syndicates out the listings. The exposure will be massive and buyers will see it right away.

Studies have indicated that nearly 75% of home buyers find their homes through agents using the MLS therefore Sellers who do not utilize the MLS system are missing out on approximately 3/4 of the market.

Unlimited Changes

Unlimted Changes – No Charge

Sometimes changes need to be made to listings. Many online brokers charge a fee for each change and end up nickel-and-diming you for everything. We offer unlimited changes at no additional charge.

All Buyer Leads Sent to Seller

Save More Commissions

100% of Buyer Leads sent to Seller

The Seller receives all buyer leads

Your name and phone number is listed in the MLS. Any buyer leads we receive will be delivered to your email. We are not looking for buyers and do not have buyer agents on staff. All buyer leads go to our sellers. We intentionally drive buyers to our sellers with our Easy Offer portal. We want you to save more money by finding a buyer without an agent.

We have found that some sellers do not want to deal directly with the buyer. If this is the case, we can work with the buyer on your behalf for a fee charged to the buyer.

Printable Flyer

Our service has always included a printable flyer; however, over the years, most of our sellers have preferred to create their own. We still provide flyers if you’d like one, or you’re welcome to design your own.

Contracts - Disclosures - Paperwork

Contracts – Disclosures – Paperwork

You will be provided with all contracts and disclosures necessary to sell your home. All forms will keep you in compliance with State Laws and Regulations. If there is any document you need for your sale, we have it and will make sure you get it. Nearly all of the required documents will be completed during your setup, but we have it if you need it.

Title, Closing and Escrow

You can choose your own title company, but we prefer to work with our title company, Atlas Title. If you choose to close with Atlas Title, we will arrange all title, closing, and escrow. If you use your own outside title company, you will handle your own closing.

The Listing Date

When Does The Property Get Listed?

We are listing properties nearly every day, so there’s no delay in getting your property on the MLS. During your setup, you’ll choose your preferred listing start date, and that’s when your property will go live. We also offer same-day service. The only days we do not list properties are Sundays and holidays.

You can Cancel at Anytime

Many brokerages will not allow you to cancel your listing and will hold it in withdrawn status until the expiration date, which prevents you from listing with another broker. Other online listing services may charge a penalty for canceling your listing.

At Team Results Realty, you can cancel at anytime with no penalties. We will promptly release your listing from the MLS, so you are free to work with a different Realtor whenever you choose or simply stop your listing.

Market Analysis - CMA

We provide you with a CMA that will help you with the following:

Determine a listing price for your property
Eliminates any guesswork about property values in your area
Pick and accurate List price which is the most important part of selling
Come up with a pricing strategy specifically for your listing
Discuss Red Flag Marketing

RPR Marketing Report

Realtors Property Resource

Upon request, we will provide you with a market snapshot specifically for your property from Realtor Property Resource.

Yard Sign Included

FOR SALE SIGN INCLUDED

Most sellers want buyers directed to them when they don’t have a real estate agent. The QR code on the sign will link to our listings page, where buyers can send an offer directly to the seller through our online offer portal.

We also understand that some sellers prefer not to have their information displayed on our website. You can choose this option during your setup process.

Dotloop Electronic Signatures

Dotloop

This is a fantastic service we offer through Dotloop. It streamlines the transaction process, making everything smoother and easier. All documents are easy to view, and you can sign from almost any device using electronic signature.

Keybox Included Shipped Direct to You

Keybox Included

A combination keybox is included with your listing and will be shipped to you directly from Team Results Realty. The lockbox is to be used for agent showings. We Never Ever give out lockbox codes to buyers.

Showing Service and Feedback

Showingtime Showing Service

ShowingTime is designed to help schedule your showings so you don’t miss any buyers, and it also delivers agent feedback directly to your email when available. Here’s how it works:

You receive an email or text notification when a showing is requested.
You can approve the showing based on the proposed date and time.
After the showing, ShowingTime collects feedback from the agent and sends it to your email.
You have your own personal login to track showings and feedback.
You can modify instructions and access information as needed.

This is the same showing service all Realtors use

Expert Review and Discuss Sales Contract

We are a full service flat fee listing. We process contracts just like any other real estate agent. Scott Marvin has been selling homes for over 30 years and will provide Expert Review and Advice on your offers.

We will:

Review offers that come in and discuss with the seller
Clarify the terms and answer basic questions
Make sure all documents are complete

Figure Closing Costs

Closing Costs

We can provide an estimate of what your costs will be when selling your home. This is very helpful so you will know what your proceeds will be.

Unlimited Open House

You can schedule and host as many open houses as you like; however, we do not host the open house for you. With the number of listings we manage across the state, it’s not possible for us to hold open houses. Many sellers actually prefer to host their own open houses, as it provides another opportunity to sell directly to a buyer without a buyer’s agent and save on commissions.

We will schedule your open house through the MLS, ensuring it is syndicated to all the major online sites for maximum exposure.

Review Closing Documents

We are available to review and discuss the closing documents. We are working with your from Listing to Closing.

Negotiate the Contract

We Represent You and Work for You

As your full-service agents, we fully represent you throughout the entire transaction. We handle all negotiations from contract to inspection to closing. With experience negotiating over a thousand real estate contracts in our careers, we bring a high level of expertise to the table. Our extensive experience sets us apart—we have successfully negotiated far more contracts than most agents.

Note: It is not in your best interest to work directly with the buyer’s Realtor. Their primary responsibility is to represent their buyer and negotiate the best possible deal for them, which means their goal is to get your money into their buyer’s pocket.

Review of Closing Documents

Review of Final Closing Documents

As your full-service agent, we are available to review, discuss, and advise you on your closing documents prior to closing.

Our Most Popular Plan

About 75 to 80% of our sellers use this plan

The simplest way to describe this plan is we do the same things as a traditional once your property is listed on the MLS.

During the marketing phase:

Before you list, we do a market analysis (CMA) and discuss a marketing and pricing strategy based on your motivation for selling.
Discuss showing feedback and make any adjustments needed.

When you get a contract:

We go over the contract page by page, discuss and explain all options in detail.
Offer advice/opinions and what we would do if it were our home.
Figure the closing cost to see what you would “walk away with” or net proceeds.
Handle negotiations with the buyer’s agent.

Inspection period:

This is right after the contract is signed and the buyer completes their home inspection.
Work through inspection results and negotiate and/or address issues that arise from inspections.

During closing with the title company:

Review the closing statement to make sure everything is accurate. Basically, we do everything a “Traditional Realtor” does for you without the huge commissions.
